You're restricted to For-Sale-By-Owners and Open Houses.  You miss out on most of the market as most homesellers prefer to use Realtors®  to find buyers for their homes and most homes aren't held open.  The good homes sell without a public open house and many sellers don't want them.  Thus, it takes longer to find the home you want and your choices are severely limited.  With prices going up, any delay with home buying can cost you thousands of dollars more.

One of the critical steps Realtors® perform for buyers is the obtain prescribed strata documentation for their buyers to review.  Though Realtors®  are required to review all documents and inform their buyer of significant issues, those buyers that prefer a more independent assessment of the Strata Corporation documents to assist with their decision making, may want to obtain this service:  Strata-Check  for Buyers & Sellers.

For Example:  Look for any evidence of major repairs, continuing unresolved maintenance issues, use restrictions, or other concerns.

If there are any expert reports in existence regarding the building but cannot be obtained, Buyers are advised to obtain legal advice before removing all subject clauses.
