One of the critical steps Realtors® perform for buyers is the obtain prescribed strata documentation for their buyers to review. Though Realtors® are required to review all documents and inform their buyer of significant issues, those buyers that prefer a more independent assessment of the Strata Corporation documents to assist with their decision making, may want to obtain this service: Strata-Check for Buyers & Sellers.
For Example: Look for any evidence of major repairs, continuing unresolved maintenance issues, use restrictions, or other concerns.
If there are any expert reports in existence regarding the building but cannot be obtained, Buyers are advised to obtain legal advice before removing all subject clauses.
